SPACE AUDIT & ANALYSIS
We'll then carry out an audit and analysis of your existing space and identify any particular or unique issues within your current workplace. Our experts will advise and assist you with health and safety, sustainability and energy efficiency, your electrical and data needs and installation, requisite landlord agreements and planning permission as well as furniture and interior office design.

Using the latest technology and drawing on our experience, our talented, professional team of designers will render 3D computer-generated images (CGIs), enabling you to envisage how your space will look, with no ambiguity, and giving you the opportunity to make any changes before we start the physical work.

We will also provide with a preliminary plan and design as well as a preliminary timetableand costs estimate.

We'll then discuss, amend, alter and agree the provisional plans with you and incorporate any additional requirements into your tailored office fir out and refurbishment plan with revised costs and timetable so that it exactly needs your needs and vision.

CONTINUAL IMPROVEMENT
Because w know that many projects require continual reassessment and input, your project manager will continue to work closely with you throughout your project, revising the plans as the required but ensuring it remains to the brief and within the budget and your timetable.

These steps over the concept stage of a project:

> Definition of acoustic requirements
> Options for plans and space plans & visual of key areas
> Outline design for building services, IT, security and AV
> Office furniture proposal

> Preliminary consultation with statutory authorities

DESIGN DEVELOPMENT STAGE 1
These steps over a project's Design Development Stage 1:

> Undertake detailed site survey
> Plan and design progressed, incorporating feedback
> Visual of key areas updated, incorporating feedback
> Establish all materials and colours
> Development of concept design to include structural design,
IT and building services
> Furniture ideas and mock ups/showroom visits
> Development of bespoke furniture design if required
> Development of layouts - demolitions, elevations, raised floor partitions,
builders' work, joinery/furniture, ceilings, finishes, partitions, joinery, fire and
building control
> Draft Landlord submission for comment
> Establish signage, manifestations and artwork
> Cost plan

DESIGN DEVELOPMENT STAGE 2
This is the stage at which final decisions are made, and the design is conclusively agreed with the client. The following steps are taken:

> U Cost plan review against the design with client and comments taken on board (we often provide a 'shopping list' of cost options for inclusion/exclusion
> Final decision of furniture
> Detailed design of all key areas for construction e.g. joinery drawings, ceiling and partition details, development of the detail of key areas to ensure full integration with all services, IT, security, etc.
> Final Landlord submission
